This property is situated in the immediate outskirts of Florence, surrounded by Tuscan countryside on a hill behind the panoramic vista point of Piazzale Michelangelo. The Piazzale and it’s cypress-line avenue were designed by Enrico Poggi during the late 19th century. It is approx. ten minutes by car and 35 minutes by foot to the centre of the city. The municipal bus which gives a handy and reliable service, stops approximately 800 metres from the house, on Viale Michelangelo. The closest shopping is in the Piazza Ferrucci area which is at the bottom of the hill on the south side of the river Arno.

Description: 
This modern house, built in the middle fifties by the architect Lido Puccini, is well documented. It sits on the side of a hill and is not visible from the road.

The house is on 2 levels and measures approx. 230 square meters (2,500 sq. ft.).

It is furnished with a mixture of modern and a few traditional Tuscan pieces. There are parquet and slate floors, large areas of glass timber and open brick work being the main features throughout the house.

AMENITIES:
Washing machine, dryer, microwave, oven, medium sized refrigerator, kitchen equipment, linens, stereo, DVD, TV, telephone, air ventilation system throughout, and gas central heating which may be regulated by the tenent.

The satellite TV,  internet  connection and telephone are to be conected by the tenant.

There are two entrances to the property, 1 for accessing the garage below and 1 above the house. The house is set in an attractive garden which is on numerous levels, with several areas for out door entertaining. On the lower level there is a jacuzzi pool which when full is approx. 1.5 meters deep.

The surrounding countryside is lush and green with other villas interspersed. There are several schools in the vicinity (walking distance), International School of Florence (ISF) its upper campus, and the well renowned Florentine school Il Sacro Cuore.

Positive aspects: 
Sunlight, quiet, views, large windows for cross ventilation, garden, patios, jacuzzi pool (which can be closed to avoid dangers for children), easy access by car, parking, within walking distance of the city centre, proximity of schools, totally enclosed garden.

Negative aspects: 
Neighbouring villas on either side, bathrooms are typical of the fifties era except for one off the master bedroom, stairs, garden terraces.

“This is an unusual modern house in a wonderful location with all the amenities and space necessary for easy family living. It is perfect for city and country life styles.”
