ALL FORMS AND CONTRACTS – Can be sent by email, fax or post,with a copy of the owners ID and they may be returned in the same manner. A personal visit to our office is always appreciated as it allows us to get acquainted, and all the details of the management service contract may be reviewed. A visit to the property may also be arranged.

MANAGEMENT

WHY HAVE A PROPERTY MANAGER?

Both Italian and non–Italian owners call on us to manage their properties. For owners who stay in their Italian homes only part of the year, we take care of collecting mail, inspecting the property each week, paying utility bills, taxes and insurance, overseeing repairs and renovations, cleaning and preparing the property for your arrival or for guests. Our years of practical experience and contacts with local services enable us to accomplish these matters efficiently, maintaining your property to a high standard.

EXTRAORDINARY SERVICES

Many other services can be arranged upon request – from finding a Thai cook to having breakfast airborne in a hot air balloon. Requests both standard and exotic are possible through VITALY, who take extremely good care of all our clients.

RENTING WHEN NOT IN RESIDENCE

While you do not have to rent your property to benefit from our services, a responsible, trustworthy local manager is an absolute necessity for those who do. Using PPITCHER & FLACCOMIO as your rental agent is not a prerequisite for using our management services. For those who wish to generate income by renting their property to selected clients, collect rents, utility billing, cleaning and show tenants in and out is all part of our services.
Simply let us know when you wish to be in residence and your Tuscan home will be ready for your arrival and your personal guests. Italian owners also appreciate our ability to attract superior tenants to their rental properties, our multilingual facility, and our management services. OUR ACCOUNTABILITY TO YOU

PITCHER & FLACCOMIO has created a unique service called reserved client access. For each client we maintain an individual, private accounting page on our website that is available only to you via your personal password. This special page allows you to see up–to–date information regarding the incoming and outgoing expenses on your property no matter where you are. In addition to our regular emails, we will communicate with you directly regarding matters requiring a decision from you.
