Rentals – Tuscan Countryside – 6  bedrooms   

Location: 
Set half way between Siena and Arezzo in the rolling hills of the Val di Chiana, this property is very near a little hill top town called Lucignano. The stone farm house is surrounded by fields of sunflowers and wheat. It was renovated in 2004 and was bought by the present owners in 2006. The property provides easy access to Siena (30 km), Cortona (15 km.) and Arezzo (20 km) and the many charming towns in-between. Approx. 400 meters of unpaved private road lead to the property gate and car park.

Description: 
The main house measures approximately 3000 square feet and is laid out on two levels.
 The ground level consists of:
a covered loggia (patio with table for 8/10) which leads to the front door and entrance hall.
kitchen area (with table for 12)
dining area (table for 10)
living room area (with large working fireplace)
Moving through the kitchen there is a
bathroom with shower
study with single daybed and desk
a small T.V. room (with a door to access a second loggia with another table for 8 plus a pizza oven).
Also on this level is the laundry.
Up approx. 15 stone and wooden steps, the first level consists of: 
large hall/living room with a non-working fireplace
master bedroom with en-suite bathroom (shower stall) and walk-in closet
3 bedrooms with double-size beds
large bathroom (with Jacuzzi and separate shower stall).


Next door, but attached to the main house, is a guest apartment (to be rented separately) of approx. 400 square feet which consists of:
kitchen/dining/sitting room
two bedrooms with double beds
one bathroom with a shower stall
This apartment is also fully furnished. The kitchen has a fridge with a freezer.
Both houses have terra cotta floors and beamed ceilings, and screens on all the windows and doors. There is also outdoor space for dining al fresco. In the main house there is a television with universal dvd player, cd player, dishwasher, washing machine. 

Grassy lawns surround the house together with fruit trees (plums, apricots, pears and apples), cypress and shade trees, beds of lavender and rosemary, roses, flowers and shrubs. The garden includes a large vegetable and herb garden. There are a barbeque and pizza oven for outdoor cooking, with several spaces for dining al fresco and relaxing.

The 6 X 12 meter swimming pool, with outdoor shower, gets full sun throughout the day. A stand of trees makes a shady spot at one end of the pool, next to a bocce ball court. At the other end of the pool, a rustic pergola covered with jasmine and wisteria offers another space for outdoor dining.

High speed internet connection (wi-fi) is available.  There is no telephone.

Maximum number 8 persons and 4 in the guest flat.

Positive aspects: 
Good location for central Tuscany, and close to two towns, garden well-landscaped with an inviting pool, plus the guest apartment.

Negative aspects: 
One has to go through the kitchen to get to the rest of the house, or pass externally, there are power lines adjacent to the house, third bathroom downstairs (good for someone sleeping in the study).

Our personal opinion: 
"A cosy attractive farm house, lovingly restored, in a super area of Tuscany. An excellent location for touring and visiting both Tuscany and Umbria".

Included: 
Utilities(not heating) fro weekly rentals , firewood for the pizza oven and bbq grill, change of linens each Saturday, garden and pool maintenance, final cleaning fee for weekly rentals.

Not included: 
Heating, maid service.
