Location: 
Impruneta is approximately 12 kms. from Florence (Porta Romana), and it is located at the beginning of the Chianti wine region. The “casa colonica” farmhouse is set among olive trees and vineyards. The countryside is characteristically Tuscan and the property is situated less than a mile from the town of Impruneta, a main shopping centre for the area. There is a public bus service with a bus stop on the main road (500 meters from the house) and very convenient for visiting Florence.

Every Saturday there is an open-air market in this small town. The Ugolino golf club, where one can play golf (18 holes), tennis and swim, is approximately 8 km away.

Description: 
This 18th century stone house is 1 of 3 buildings on the property, which are separated by small patios and hedges. The owner also rents the other, small apartments on the property separately. The buildings have a shared parking area, garden spaces and also share the swimming pool.

There is a gravel road of approx. 400m in length from the main road. On approaching the main house, one enters into through a "loggia" (covered patio) with outdoor furniture for dining or relaxing. The house measures approx. 350 sq.mts. (approx. 3750 sq.fts) and is laid out on 2 levels.

FURNISHINGS:
The farmhouse is attractively furnished with a mixture of modern and antique furniture.

AMENITIES:
All bedroooms with air conditioning and screens, telephone, internet connection, Satellite TV, dvd player, dishwasher, oven, microwave, washing machine, dryer, safe. Linen for both the villa and the pool is supplied.

Positive aspects: 
Wonderful views, great country location, just a mile from town and bus service to Florence.

Negative aspects: 
The house may not be completely private (unless you rent the villa and the apartments), sharing the pool with other guests (when in residence).

Not included: 
WEEKLY RENTAL : Electricity, gas, heating, telephone charges, extra maid service, a final cleaning and laundry fee.
