This apartment is situation in Via San Niccolò, near the river on the south side of the city, in an off-the-beaten-track, a genuine Florentine neighborhood.  It is approximately 15 minutes walk to the famous Old Bridge (Ponte Vecchio) and the heart of Florence.  Two minutes in the opposite direction is Piazza Poggi which is the starting point for a wonderful stroll up the hill to Piazzale Michelangelo (from which one has a commanding view of the whole city). A nearby gate in the old city wall gives one immediate access to the surrounding countryside with olive trees and some vineyards.

Description: 
A studio apartment on the first floor of an historical building, with 16 steps up, no elevator and is 35 sq. meters (approx.380 sq.ft.) and consists of:

Living/bedroom (double bed, small double sofa bed)

Bathroom (shower stall)

FURNISHINGS :
The apartment has modern furnishings together with the original terra cotto tiles in the kitchen and the vaulted ceiling in the main room.  The bathroom is tiled, and the kitchen is built in with cabinet space above and below. the window overlooks a small garden.  The living/bedroom has a glass door that looks out onto the inner courtyard which one crosses to climb the stairs to the apartment. The bedroom is divided from the living area with a closet.

AMENITIES :
Dishwasher, washing machine, microwave oven, medium sized refrigerator with freezer, electric kettle, electric espresso coffee maker, toaster, stover with 4 electric burners, hair dryer, TV, DVD, wifi internet connection, fan, window screens.  Kitchenware and linens are supplied.  The hot water boiler is electric, as is the  heating.  There is no air conditioning, but the thick walls of the building make it nearly unnecessary.

Positive aspects: 
Location, quiet, modern.

Negative aspects: 
No direct sun.

Our personal opinion: 
"A compact apartment that is in a wonderful Italian neighbourhood with every convenience very close at hand. A great alternative to staying in a hotel."
