In the Pratomagno countryside of Tuscany, north of the town of Arezzo, “The Villa” is well situated for visiting Florence, Siena and Arezzo each being approx. an hour away by car. “The Villa” was constructed in 1848 by German princes over the site of existing ruins, and it became their summer residence until the beginning of the 20th century when ownership passed to the Italian royal Savoia Family. From 1992 a prominent Florentine family acquired the property and restored the villa to its original glory. A gateway and long cypress lined driveway lead to the square where the villa is situated, before reaching the main entrance one passes a second security gate and the stable block.

Description: 
With over 1500 acres of land, the estate offers many country pursuits such as horse back riding, biking, and quiet strolls through the countryside, and hiking in the near by mountains. 
 
The villa is on 4 floors with elevator, 2500 sq.mts. (approx. 27,000 sq.ft) with sauna, gym, billiard room, gardens, indoor and outdoor swimming pools.

Situated in a dominant position overlooking its medieval village, the villa was designed for comfort and practicality with three entrance levels:

Basement  Level (road  level) houses laundry and service facilities, with a large kitchen which serves the lower terrace, moving upwards is the servants apartment, the wine cellar, the pantry, the dispensary, the saloon bar and the billiard room and entrance to the fully equipped gymnasium, sauna and heated indoor pool.

Ground Floor overlooks the Italian garden and has another large terrace and garage opposite the entrance. On this floor are the main entrance and hall, marble stairway, two studies, bathroom, large drawing room, formal dining room, and family kitchen.

Mezzanine Level (moving upwards on either the main stairs, back stairs or elevator) one finds with four double bedrooms, all with en-suite bathroom, with access to a small lounge/TV room and kitchen.

Second Floor houses the six master bedroom suites, and a small service kitchen.

The top floor has a large storage attic and private terrace with views across the estate.

The Villa, its grounds, and other available farmhouses and apartments in the medieval village make this a perfect private locations for corporate conventions, weddings, and private parties.

The staff may organize upon request the following activities on the villa grounds or in nearby faciliites: Artisan’s Workshops: jewelry, shoe-making, ceramics and wood-turning taught by master craftsmen; tuscan cooking lessons; wine tasting and appreciation, horseback riding; pheasant and wild boar hunting, driving range; hot air ballooning; flying and gliding lessons and fishing.

In order to give guests a truly luxurious stay at Villa, a full staff is on hand to ensure the smooth running of the household. Room maids,  evening dinner chef and receptionist are all on hand to cater to the clients wishes.

Every morning a complimentary breakfast will be served.
