As you probably know some time ago the Florence city council and also the Italian state issued some new rules and regulations for owners to do either short term rental contracts (under 30 days) and also normal touristic rental contracts.
A new aspect is that these CIR-CIN codes are in some way permitted to be transfered in case of sale or purchase of a property with the intent of continuing to do short term rental contracts. Be aware that NOT all CIR codes and be transferred, only the ones that were issued before the 30 July of 2024 and not if they were issued as a company (LTI codes, instead of LTN codes).
Also the city of Florence is going to enlarge the area of the city where some limitations to these short term contracts will be in place. Before it was limited only to the “historic” center (the UNESCO protected area that is encircled by the boulevards), but now they have extended to new areas just outside the boulevards and along the light train route.
