This refurbished farmhouse apartment is located in a villa complex dating to the 1800’s. The villa is 300 meters from the piazza of tiny Villamagna, a village with a trattoria, pizzeria, a small grocery shop and a local bus stop (to Florence). It is one of five apartments created from the farm houses attached to a villa, located 9 kms from Florence on the south side of the river Arno.

Public transportation (bus stop) is approx. 300 meters down the road in the main piazza of Villamagna. The closest shopping is in the town of Bagno a Ripoli or on "Viale Europa" in Florence, approximately 10 minutes away by car. On Viale Europa there is an American-style supermarket, banking, general shopping, dry cleaners, post office, etc..

The surrounding countryside is very Tuscan with rolling hills of olive trees and vines. There are lovely views in every direction.

Description: 
19 steps lead from the courtyard up to the front door. The aparment measures approx. 140 sq. mts. (1500 sq. ft.) and consists of:

Living/dining room (table for 8, with fireplace)
Kitchen (table for 6, dishwasher and washing machine)
3 bedrooms (all with double beds that may be divided into 2 twins)
2 bathrooms (1 with tub/shower, 1 with shower stall)

Courtyard area (under the stairs,approx.100 sq. mts./1100 sq. ft. 2 other areas of the courtyard are partitioned off with plants and belong to other apartments.)

FURNISHINGS:
There are terracotta floors and wood-beamed ceilings. The furnishings are comfortable, with a rustic flavour.

AMENITIES:
Satellite T.V., washing machine, dishwasher, oven, microwave, internet connection, telephone. Linen and kitchenware are supplied.

There may be 3 dogs behind a fence on the property. A water reservoir on the property is used by local fire fighters to collect water with helicopters.

Positive aspects: 
Beautiful views, close to Florence but in a country setting, wonderful caretaker on the premises, 300m to a attractive small town with a general store and an excellent restaurant, plus public bus service. and easy access to the A/1 Rome- Milan Autostrada. Shared pool.

Negative aspects: 
A car is necessary, but there is a public bus into town leaves approx. once an hour, up to 8pm.

Our personal opinion: 
"A comfortable apartment, with lovely country views from every window."

Not included: 
Utilities, telephone, Satellite TV, internet, heating, maid service, condominium expenses, final cleaning/laundry charges and taxes (television, garbage, contract registration).
